Terms of Service

1. Agreement
These Terms of Service (“Terms”) govern your use of RentLens — a Chrome browser extension and related services at rentlens.io — operated by an individual developer based in Massachusetts, USA (“RentLens,” “we,” “us,” or “our”).
By installing the extension, creating an account, purchasing credits, or running an analysis, you agree to these Terms and our Privacy Policy. If you do not agree, do not use RentLens.

2. What RentLens is — and is not
RentLens helps renters evaluate apartment listings on Zillow and Apartments.com. It combines AI photo review, location and amenity signals, and rent benchmarks to produce scores, verdicts, and summaries intended to support your search — not replace your judgment.
RentLens is an informational tool only. It is not:
- Professional real estate, brokerage, or property-management advice
- Financial, investment, or tax advice
- Legal advice about leases, tenant rights, or housing law
- An inspection, appraisal, or guarantee of a unit’s condition, safety, habitability, or value
- A recommendation that you rent, avoid, or negotiate any specific listing
You alone decide whether to tour, apply for, or sign a lease. RentLens scores and verdicts are suggestions and starting points for your own research — they should never be the sole basis for a rental decision.
3. Your responsibility
You are responsible for your rental decisions and for verifying anything that matters to you before committing. That includes, without limitation:
- Visiting the unit in person (or by a trusted representative)
- Reading the full lease and addenda before signing
- Confirming rent, fees, deposits, move-in dates, and landlord identity
- Checking building condition, utilities, pests, noise, safety, and neighborhood fit
- Consulting qualified professionals (attorneys, brokers, inspectors, financial advisors) when appropriate
You agree not to rely on RentLens as a substitute for independent due diligence or professional advice. Any action you take based on an analysis is at your own risk.
4. How analyses work (and their limits)
Analyses are automated estimates generated from listing data available at the time of the request, third-party data sources, and AI interpretation. They may be incomplete, outdated, or wrong.
- Listing data: we do not control what landlords or platforms publish. Photos, descriptions, amenities, and prices may be inaccurate, misleading, or change without notice.
- AI output: AI can misread photos, miss issues, or produce confident-sounding results that are incorrect. AI does not “see” the unit the way a human inspector does.
- Rent benchmarks: comparisons use area-level data (including Zillow ZORI and similar sources), adjusted for bedrooms and other signals. Benchmarks are directional — not a guarantee of fair market rent or what you should pay.
- Location scores: commute times, walkability, and similar metrics depend on third-party APIs and may not reflect your actual routine or preferences.
- Building vs. unit: on building-level pages, analyses may use building-wide photos or amenities that do not apply to the specific unit you tour.
- Coverage: RentLens currently supports Boston-area listings only. Features and coverage may change as we expand.
We do not warrant that any score, verdict, flag, or summary is accurate, complete, or suitable for your situation.
5. No affiliation with listing platforms
RentLens is an independent tool. We are not affiliated with, endorsed by, or sponsored by Zillow, Apartments.com, or any landlord, broker, or property manager. Listing trademarks belong to their respective owners.
6. Accounts and communications
A valid email address is required. We use passwordless one-time-code authentication. You are responsible for access to your email account and for activity under your RentLens account.
By creating an account, you agree we may email you at that address to operate the service (sign-in codes, requested results, receipts, account notices) and, occasionally, with product updates or offers. See our Privacy Policy for how to opt out of non-essential email.
7. Credits, passes, and payments
- Credits are purchased in advance and deducted per analysis, as described at checkout.
- Purchased credits do not expire unless your account is deleted (unused credits are forfeited on deletion).
- Time passes (24-hour, 48-hour, 7-day) expire at the end of their window and include fair-use analysis caps (25, 60, or 120 analyses respectively, as described at purchase).
- One free analysis per email may be offered; abuse limits may apply.
- All sales are final for used credits and expired passes, except where required by law.
- Payments are processed by Stripe. We do not store full card numbers.
- Prices and product terms may change; changes apply to future purchases.
8. Acceptable use
You agree not to:
- Use RentLens for any unlawful purpose
- Scrape, reverse-engineer, or bulk-automate the service beyond normal personal use
- Share accounts, resell analyses, or use RentLens commercially without written permission
- Attempt to bypass paywalls, rate limits, or security controls
- Upload content you do not have the right to share
- Interfere with or disrupt the service or other users
We may suspend or terminate access for violations, suspected abuse, or to protect the service.
9. Intellectual property
The RentLens name, logo, extension, website, scoring methodology, and related materials are owned by RentLens and protected by applicable intellectual-property laws. Listing content, photos, and trademarks on third-party sites belong to their respective owners.
We grant you a limited, personal, non-exclusive, non-transferable license to use RentLens for your own apartment search. You may not copy, modify, or redistribute our software or outputs for commercial purposes without permission.
10. Termination
You may stop using RentLens at any time. You may delete your account from the extension (tap the ··· link at the bottom of the panel → Delete account) or email hello@rentlens.io.
We may suspend or terminate your access if you breach these Terms, create risk for us or other users, or if we discontinue the service. Provisions that by their nature should survive (disclaimers, liability limits, governing law) survive termination.
11. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, title, accuracy, and non-infringement.
We do not warrant that RentLens will be uninterrupted, error-free, secure, or free of harmful components, or that analyses will meet your expectations or produce any particular outcome in your housing search.
12. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTLENS AND ITS OPERATOR WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, including lost profits, lost savings, lost opportunity, emotional distress, or costs of substitute housing — even if we were advised such damages were possible.
WE ARE NOT LIABLE FOR ANY DECISION YOU MAKE TO RENT, NOT RENT, TOUR, APPLY, NEGOTIATE, OR SIGN A LEASE based on (or in spite of) any RentLens analysis, score, verdict, email, or communication — or for any outcome of that decision, including financial loss, lease disputes, habitability issues, or misrepresentation by landlords or listing platforms.
Our total liability for any claim arising out of or relating to RentLens or these Terms is limited to the greater of (a) USD $50 or (b) the amount you paid us for RentLens in the 30 days before the event giving rise to the claim.
Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law.
13. Indemnification
You agree to defend, indemnify, and hold harmless RentLens and its operator from any claims, damages, losses, or expenses (including reasonable attorneys’ fees) arising from your use of the service, your rental decisions, your violation of these Terms, or your violation of any third party’s rights.
14. Disputes and governing law
These Terms are governed by the laws of the Commonwealth of Massachusetts, USA, without regard to conflict-of-law rules. Any dispute arising from these Terms or RentLens shall be brought exclusively in the state or federal courts located in Massachusetts, and you consent to their jurisdiction.
Before filing a claim, you agree to contact us at hello@rentlens.io and allow 30 days to try to resolve the issue informally.
15. Solo operator notice
RentLens is operated by an individual developer, not a corporation or LLC. While we stand behind the product and these Terms, you should understand you are using a service run by a solo operator. These Terms represent our agreement with you.
16. Changes to these Terms
We may update these Terms from time to time. Material changes will be posted on this page with an updated effective date and, where appropriate, communicated by email. Continued use of RentLens after changes take effect constitutes acceptance of the updated Terms.
