These three neighborhoods are where a huge share of Boston's renters — especially students and young professionals — actually land. Here's an honest look at what a 2-bedroom really costs in each, and how to tell a fair listing from an opportunistic one.

A quick note before the numbers: rent figures move month to month and spike hard around the September 1 turnover that defines the Boston market. Allston (02134): the classic first-apartment zip

Allston is the entry point for a lot of Boston renters — dense, walkable, transit-rich, and packed with 2-bedrooms in older multi-family buildings. You're paying for location and convenience more than finishes. Expect a lot of units without in-unit laundry, variable kitchen quality, and the famous September 1 chaos.

What to watch: because demand is so high, Allston is exactly where you'll see units priced above what their condition justifies, betting that a stressed renter will sign anyway. Brighton (02135): a half-step up

Right next door, Brighton tends to offer a bit more space and slightly newer stock than Allston for a comparable — sometimes marginally higher — rent. It's a little less frenetic, with more of a residential feel and good bus and Green Line access. For renters who want the Allston price tier without quite the Allston intensity, it's the natural move.

What to watch: Brighton is large and uneven. A 2-bed near Cleveland Circle and one deep in a quieter pocket can differ meaningfully in both price and what you get, so “Brighton rent” as a single figure hides a lot.

Mission Hill (02120): proximity at a premium

Mission Hill's pull is location — close to the Longwood Medical Area, several universities, and the hospitals — which keeps demand (and rent) firm. The ZORI index for this zip actually runs hot relative to its neighbors, which is worth knowing: a number that looks high for the building you're seeing may partly reflect the zip's elevated index rather than the unit's quality.

What to watch: that hot index is precisely why a careful benchmark matters here. It's easy to assume a Mission Hill price is “just what the area costs” and overpay for a mediocre unit.

How to actually price a listing in these zips

1. How does the rent compare to the area median for a 2-bed in that exact zip? Not the city, not the neighborhood vibe — the zip.
2. Does the quality justify a premium, or should it price below median? No laundry, dim photos, or building-only galleries push it down.
